Hard slate (Vermont, Buckingham) 100–150 years; softer Pennsylvania slate 60–90. The flashings and nails fail long before the slate does — most slate roofs are lost to neglected metal, not to the stone.
Usually not. A leak in a slate roof is almost always a flashing, a valley, or a handful of broken or slipped pieces. Repairs on a hard-slate roof run a few hundred to a few thousand dollars.
Natural slate weighs 800–1,500 lb per square and needs a framing check first. Synthetic slate installs at asphalt weight on any deck and is the usual answer for new construction and additions.
They should not. Walking on slate breaks it, and standard roofing details fail under it. Slate is a separate trade with its own tools, fasteners, and methods.
